Zoning and Land Use Committee
No meeting scheduled in March
2.  Proposed construction of two-story addition to single family home at 3314 W. Coulter Street.  The addition would replace an open non-conforming one-story carport that extends into the required ten-yard side yard setback. The proposal would expand the footprint of the non-conforming one story carport to an enclosed 27+ feet long, two-story brick structure.  The long wall would be close to the five and a half foot high fence that separates the properties and would be clearly visible from the neighbors’ yard.  After full consideration of the plans and the concerns of immediate neighbors, as well as the half-acre size of this corner property, and neighbors’ general agreement that the applicant is a “good neighbor,” the Zoning Committee voted to oppose the project because it would result in an unnecessary imposition, as there appear to be other options.   

In light of the recently adopted change in the EFCC fiscal year, the Zoning Committee voted to amend its Operating Procedures to conform the terms of its members to the EFCC fiscal year, which now ends September 30.

April Meeting: There will be no meeting in April as the Committee has not received complete information from any applicant.

No February meeting.

December and January have been quiet in East Falls, at least as far as zoning issues are concerned.  There was no need for a Zoning Committee meeting in January and there will be none in February because no one is looking for relief from zoning rules.

As spring approaches, activity may increase.  Stay tuned.
